Where expat/international buyers in Berlin & Paris actually hang out, plus copy-paste drafts. Nothing here has been posted. All sending is a Joshua morning action.
Rule of thumb for all communities: be the helpful expert first, the vendor second. Lead with the free sample dossier — it does the selling. Check each group’s self-promo rules before posting; where promo is banned, answer property questions and keep the link in your profile.
1. Where the buyers are

2. Buyer’s-agent & relocation partnerships
The best channel long-term: people already paid by our buyer, who look smarter handing their client an independent dossier.
Timing: Day 1-2, not week 2. Partnerships are the channel most likely to produce a buyer who is transacting this month — a buyer’s agent’s client is by definition mid-purchase. FB groups take days of membership approval and Message Paris needs a paid join; partnership emails need nothing but the deployed sample. Send 3-5 the same day the pages go live.
Targets (research contact pages in the morning; do not email tonight): - First two: Adrian Leeds Group (Paris — the anglophone-buyer institution) and Guthmann Estate (Berlin — warm opener: our dossiers cite their market reports; say so in sentence one). - Paris: Paris Property Group, Your French Home, French Property Finders, 56Paris. - Berlin: First Citiz Berlin, Berlin International Real Estate agents serving expats, Immoport, relocation firms (Expath, Localyze-adjacent HR relocation providers).
The pitch (see draft 5): white-label or referral. €50 referral per paid dossier, or they buy at €199 trade price and mark up/gift it. Positioning: we are not competing for your commission — we make your hesitant international client confident enough to transact.
3. Copy-paste outreach drafts

4. Sequencing (first two weeks)
- Day 1: LinkedIn post (Draft 1b) + X opener (Draft 1c) — own audience, zero gatekeepers.
- Day 1-2: 3-5 partnership emails — Guthmann (Draft 5a) and Adrian Leeds Group (Draft 5b) are pre-written and send-ready; Draft 5 is the template for the rest. These are the only channel that reaches buyers transacting this month; don’t defer them behind slow group-approval channels. Also: request membership in the FB groups now (approval takes days) and start the Message Paris join.
- Day 1-2: Toytown post (Draft 1) + r/berlin comment-first participation.
- Day 3-5: FB groups as approvals land (Draft 2 — read pinned promo rules first), Message Paris, r/paris.
- Week 2: remaining partnership emails (rest of both lists). Follow up on Day-1 sends once after 5 days.
- Ongoing: answer every property question in these groups for 15 min/day; the profile link converts quietly.
